Decks we build in Milton

Milton is right next door to Dedham — we're on Milton jobs often enough that we know the terrain. The town has some of the most distinct neighborhoods in the South Shore area, from the tight East Milton Square streets to the ridge-top properties near the Blue Hills Reservation.

Up near Scotts Woods and the Blue Hills ridge, we're building on sloped and sometimes rocky lots. Multi-level decks that step down from a kitchen door to grade are common here, and the terrain often lets us build something more interesting than a flat rectangle. We've put in deck-and-stair combinations that function as outdoor rooms on three levels.

East Milton and Milton Village are denser, with older homes and smaller yards. Decks here are usually 150–300 square feet and get used hard — gas grill, dining table, maybe a chair cluster. Design is tighter and railing choice matters because the deck is visible from the street.

The Blue Hills proximity means some Milton lots back onto conservation land or straight into protected area. We respect the setbacks and we don't ask you to shortcut them.

Milton permits and inspections

Milton deck permits are issued by the Milton Building Department at Town Hall, 525 Canton Avenue. Milton processes most residential deck permits within one to two weeks of a complete submission. The department is small and responsive; we've generally had good experiences there.

Required documents include a plot plan showing setbacks, framing specifications, footing details to 48" minimum, and railing details. Milton enforces zoning setbacks strictly and uses the deck's outermost footprint (not just the posts) when measuring.

Milton Conservation Commission review is triggered for projects within 100 feet of the Blue Hills Reservation boundary or within jurisdictional wetlands. On the ridge-top neighborhoods above the Blue Hills, we check your parcel against the resource map at the quoting stage.

Three-stage inspection schedule: footings pre-pour, framing before decking, final. Milton inspections generally schedule within three business days.

What makes a Milton deck different

Rock. Milton has ledge in many neighborhoods — large granite outcroppings sit a foot or two below grade in parts of Scotts Woods, Hillcrest Street, and the ridge streets off Blue Hill Avenue. We assume we may hit ledge on any ridge-area footing and we quote with the ability to drill-and-pin footings into rock if needed. On flat Milton Village lots, soil is usually conventional and footings are routine.

Many Milton clients want cedar for the natural wood look on a wooded lot. Cedar makes sense here — the aesthetic matches the setting and the material resists rot well. Clear vertical-grain cedar is the premium choice; standard cedar at a lower price point still works. We'll walk you through both at the site visit.

Materials we use on Milton decks

Material selection is one of the biggest decisions on any deck project. The three main options we build with in Milton:

Underneath all three, we frame with kiln-dried pressure-treated southern yellow pine and galvanized or stainless hardware. Hardware upgrade to stainless is standard practice on any Milton deck within a few hundred yards of saltwater or in a damp microclimate.

How we actually build it, start to finish

Every project starts with a site walk, not a phone quote. We measure the house wall, check for existing footings, assess grade, decide where the ledger ties in, and talk through what you actually want the deck to do. From there:

  1. Design and material selection. We put together a plan showing dimensions, framing, railing style, and material. You sign off before we spend time on permits.
  2. Permit submission. We prepare the plot plan, framing diagram, and material spec, and file at the Milton building department.
  3. Footings. Below Massachusetts frost line (48 inches minimum), with a footing inspection before pour.
  4. Framing. Ledger with proper flashing, beams, joists, blocking. Framing inspection before decking goes down.
  5. Decking, railings, stairs. Boards installed with concealed fasteners (composite) or face-screwed (PT), stair stringers cut, railings assembled and secured.
  6. Final inspection and walk-through. You and the inspector both sign off.

A standard 16×14 deck with no complications runs seven to ten working days from ledger to final board, plus permit lead time at the front.

"I found Crafted Edge Carpentry because I had a pretty high off the ground deck and have grandchildren. Crafted Edge Carpentry came to the rescue very quickly with a quote amongst many others that I had gotten. The quote was so detailed and the price was reasonable. I would highly recommend them."
